Overview

Delsom Estates (Sunstone Community)

Sunstone Community at Delsom is a mixed use, pedestrian friendly community situated on 40 hectares of land, which will include approximately 178 single family lots, 602 townhouses, a private amenity building, 70 seniors' independent living apartments, a neighbourhood commercial centre, park areas and a pathway system. Many Smart Growth Principles have been incorporated into this plan including mixed land uses, diverse housing opportunities and sustainable infrastructure such as an integrated storm water management system and geothermal heating technology. Moreover, 15% of the site is designated as parks and open space.

Jan - Dec 2009 Building permits were issued to Morningstar for 30 single family homes on 108 Street and in the Dunlop/Glenrose subdivision, and another 11 single family homes on Modesto Place.
Sep 24 - 30, 2009 Building permits were issued to Polygon to allow construction of Spyglass, a 91-unit townhouse development at 8355 Delsom Way.
Jun 30, 2009 Approval of subdivision was given to create 30 single family lots on Modesto Place.
Jan - Dec 2008 Building Permits were issued to Morningstar for 56 single family homes on 108 Street and in the Dunlop/Glenrose subdivision.
Nov 14, 2008 Building Permit was issued to Polygon to allow construction of the Sunstone Clubhouse at 10720 Delsom Crescent.
Oct 28, 2008 Building Permit was issued to Polygon to allow construction of 42 townhouses comprising Phase 2 of Radiance at 8385 Delsom Way.
July 28, 2008 Building Permit was issued to Polygon to allow construction of Cardinal Pointe, a 57-unit townhouse development at 10605 Delsom Crescent.
Mar 7, 2008 Building Permit was issued to Polygon to allow construction of 47 townhouses comprising Phase 1 of Radiance at 8385 Delsom Way.
Oct 26, 2007 Building Permits were issued to Morningstar for four single family show homes on 108 Street, south of 84 Avenue.
May 11, 2007

Approval of subdivision to dedicate 2.3 hectares (5.7 acres) of parkland and to create:

  • 90 single family lots (Lots 1-90)
  • 5 townhouse lots (Lots 91, 92, 94, 96 and 97)
  • 1 amenity building lot (Lot 95)
  • 1 commercial/seniors apartment lot (Lot 93)
  • 3 public open space lots (Lots 100, 101 and 102)
  • 2 remainder lots (Lots 98 and 99) which will be further subdivided for single family and townhouse uses in subsequent phases.
