Overview
In January 2013, MK Delta Lands Group submitted a mixed-use land use proposal for the property located at 10770 72 Avenue on the east side of Highway 91 between 72 Avenue and 64 Avenue. This proposal was based on feedback that the applicant received during their consultation process in 2012.
In response to this submission, The Corporation of Delta hosted a Public Open House on February 7, 2013.
In April 2013, MK Delta Lands Group submitted a revised proposal which includes the following:
- a retail outlet mall with up to 40,000 m2 (430,556 ft2) of commercial floor area which would include retail, office and neighbourhood commercial uses (the proposed commercial floor area has increased from 18,580 m2 [200,000 ft2] to 40,000 m2 [430,566 ft2]);
- up to 1,000 residential units which would include three-storey townhouses, four-storey residential buildings and five-storey residential buildings with retail space on the main floor (the proposed number of residential units has decreased from 1,850 to 1,000); and
- up to 45 percent of the site to be used for green space, storm-water detention and walkways (this aspect of the application remains the same).

Staff are preparing a report to Council and an Official Community Plan Bylaw Amendment based on the revised proposal which would be introduced to Council at their May 27, 2013 Regular Meeting. Should this application receive first and second readings from Delta Council, it will be referred to Metro Vancouver to seek approval from the Metro Vancouver Board for an amendment to Metro Vancouver's Regional Growth Strategy.
